Our Design Process Phase 1: Determine client expectations and goals through conducting needs and cost/benefit analyses.
I. Initial Meeting: An initial meeting shall be conducted to explain the overall design process and the corresponding project management required to complete the respective phases of the project. The client will be provided with a “turn-key” proposal, which will define all of the phases, a corresponding time framework and all respective costs associated with the project. As this particular Phase is very interactive, the client is introduced to all of the professional associates who will be involved throughout the course of the project. A detailed process is prescribed as follows:
Phase 2: Schematic Design Phase. Define preliminary design requirements. I. Develop Initial Design Drawings: This Phase is designed to provide the client with floor plans and elevations. A comprehensive preliminary presentation is provided at this time. Our Director of Lifestyle Design will present concepts to include sample selections and specific product examples. As product specifications are defined by style preferences, the client is generally presented with several options and also given the opportunity to value engineer with products known as alternates. A detailed process is prescribed as follows:
Phase 3: Design Development Phase. Define final design selections and prepare final design documents to be incorporated into working construction drawings. I. This Phase is specifically designed to incorporate final design changes. As such, revisions are made to the design selections as per the client’s instructions. Changes may include color variations, finishes, product specifications, etc. Once all changes have been finalized a final concept is presented to the client for acceptance and approval. The client is also presented with a final budget to illustrate the costs from a timeline basis and to define how all such costs relate to each respective phase of the project. Phase 4: Contract Documents Phase. All approved preliminary and Design Documents are prepared as working drawings as to commence with contract services. I. Working drawings are released. A comprehensive schedule and all corresponding product specifications are included. II. Material acquisition and procurement commences. III. Site work commences, and/or demolition (if applicable). IV. Construction commences. V. All construction activities are continually monitored and supervised with the highest level of care and diligence until such time that contract services have been rendered to a level of substantial completion. Phase 5: Certificate of Occupancy is issued. All respective Warranties are issued. I. The final Certificate of Occupancy is issued to the Client. II. A construction warranty is issued to the client. III. All product warranties are transferred to the client. IV. The client is provided with a comprehensive warranty portfolio. V. The client is provided with a comprehensive Recommended Use & Care binder to illustrate simple guidelines to preserve, protect and care for all of the products included in the remodel, and/or construction of the home. Phase 6: Photography. I. A professional photographer is contracted to photograph various perspectives of the completed remodel, and/or new home. II. All proprietary images are disclaimed and provided to the client for personal and private use. |
